Draft Requirements For New Space Searches

The logical way to select a space is draft requirements then search to find spaces that match those requirements. The following is a draft of the items to consider in selecting a space. Ideally these elements will be noted as 'Absolutely necessary, make or break' or 'Nice to have, considered as part of a weighted average of desirability.' Some criteria will have elements of each with a certain level of characteristic being absolutely necessary and levels above that being nice to have.

  • Amount of space - Square footage to be determined by analysis of the mission/vision for the space developed by the board and consultation with the individual room committees.
  • Cost of space - Minimum target with a maximum level
  • Suitability of space to mission
    • Location related
      • Impact on membership recruiting - The status or neighborhood of some spaces will improve the ability to attract and retain members and will shape the characteristics of the membership

        • Neighborhood - A safe neighborhood is desired given access is 24x7

        • Support functions
          • Food
          • Stores (craft electronics, hardware, technology)
          • Other
        • HAM radio concerns
      • Parking
      • Public Transit
    • Internal structure
      • Rooms
      • External space (BBQ/event)
      • Bathrooms
      • Number of floors
      • Hall size
      • Plumbing/Floor drains
        • Large Deep Sinks (Restaurant wash sinks)
        • Darkroom (with plumbing)
        • Eye wash station
      • Aesthetics
      • HVAC
      • Windows and sun exposure
      • Signage
      • Amount of modifications required
    • Access doors
      • Number
      • Size
      • Type
      • Dock
    • Utilities
      • Internet access and speed (preferably at least 30mbps download with 5mbps upload) OR ability to have line-of-sight to THIS TOWER
      • Power (220, 110, 220 three-phase)
